LEASE RENEWAL SERVICES One of the most overlooked brokerage services involves Lease Renewals that a Tenant Representative can offer assistance with. A Lease Renewal involves a Tenant who wants to remain or expand in its present location.
This was how Tenant Representative services began when in 1970’s Landlord’s enjoyed a tight market and took advantage of companies who wanted to renew their Lease. Tenants had a weak leverage position in negotiating a fair lease renewal until they hired a Tenant Representative to level the playing field. Also, the Tenant being familiar with the Landlord becomes friends overtime but they don’t realize the inferior postion they are in. The Tenant doesn’t realize that they can hire a broker to renew the lease because they think it will add to the cost while angering the Landlord. Actually, a Landlord may appear upset but they usually appreciate the involvement of the Tenant Rep. broker and will compensate us if we renew a Lease in their building. Since the Landlord has set aside funds to pay a broker for bringing Tenants to their building, they will pay a fee on a Lease Renewal, so the Tenant gets equal representation at no additional cost.
